We will require you to verify that you read and understood the terms and conditions agreement before we commence any work. **It is illegal for us to remove or tamper with active bird nests. If you have bird nests with eggs or birds in them, we cannot remove, destroy, or tamper with them** 1. House wash acknowledgement HOUSE WASH INCLUSIONS: - Our house wash service includes a wash of exterior walls, windows, eaves (soffits & fascias), exterior of gutters, porches and attached garage with a cleaning solution (typically comprised of water, detergent, surfactant and sodium hypochlorite), followed by a water-only rinse of all washed areas as well as any porch concrete floor. This wash will be performed using either the “downstreaming” or “soft washing” methods, using low pressure. This wash is intended to kill/remove organic matter.
HOUSE WASH EXCLUSIONS: - Roof
- Surface cleaning of any concrete surfaces
- Fence cleaning
- Deck cleaning
CLIENT RESPONSIBILITIES: - Client is completely responsible for the water-tightness of their property.
- Client is completely responsible for the water-tightness of ANY other exterior apertures including, but not limited to, exterior electrical outlets, pool electrical panels, vents, lights, cameras, etc. Client understands that the company requires that all outside electrical outlets and fixtures are shut off and closed/sealed before arrival to complete washing service as an additional precaution. Client further understands that the company assumes that all external electrical fittings are installed and maintained to current building code.
- Client will notify the company if there are any surfaces on or near the home that cannot have any form of our cleaning solution on them. If we are not notified of any such items, the company is not responsible for any undue effect on those surfaces.
- Client MUST have an exterior water spigot available or other made a prior, written arrangement with Clean Freaks to bring sufficient water to complete the contracted work.
- Client MUST ensure clear access around the entire area to be serviced. This includes moving any furniture, grills, ornaments, potted plants et cetera that impede vendor access.
- Client understands that overspray, or ricocheting spray, may contact items in the immediate vicinity of the property being serviced. CLIENT MUST move anything that they would not want impacted by overspray or ricocheting spray. This includes, but is not limited to, cushions/pillows, potted plants, doormats et cetera. Client should also cover any sensitive plants (particularly flowering plants) using trash bags (or similar) in the vicinity of the area to be serviced.
- Client is completely responsible for the color-fastness of any paint, stain or other coating used on the exterior of the building (including doors & windows) as well as fences, decks, porches, and any other nearby surfaces that may come into contact with cleaners through run off, overspray, or ricochet.
- Client is completely responsible for any pre-existing defect with the property. This includes faulty or incorrect installation of all exteriors fixtures to include underlying problems with improperly installed soffits. Client understands if the company produces a sight-unseen estimate based off provided photos or other information, google maps or other local listed information, that we will not be able to note any flaws in exterior surfaces. If we produce a sight-unseen estimate, client understands we are not liable for any unacknowledged flaw and will do our best to point this out at date of cleaning.
- Client understands that any blemish or flaw or any existing oxidation will be more noticeable after cleaning. Vinyl sided homes that have not been maintained or has contact sun exposure will be susceptible to oxidation. Signs of oxidation are as follows: chalky white powder on siding and the clear luster removed. Please understand if your home suffers from oxidation, you may see this difference after a cleaning. When home is covered with debris, those blemishes may not stand out as much as it would be after it has been cleaned. Most of the time those issues are pointed out to the client during estimate inspection or during cleaning process. Client understands that company may not find every flaw and is not liable if it is more noticeable after wash unless caused by company’s negligence.
- Client understands that during the house wash service they will receive a basic window wash. This is different from windows being cleaned with a purified water-fed pole system. A basic window wash will remove debris from windows but may leave water spots or streaks. If you are looking for a squeaky-clean shine on windows, you will need to contract window cleaning service, a separate service, which is completed with purified water-fed pole system. We recommend removing your screens to allow any debris that has collected between the window and screen to be rinsed away in a house wash.
- If you have vinyl siding, you have something called weep holes. These holes are made by the manufacturers to allow ventilation and allow any condensation to drain out. These holes can allow ingress of dirt and debris (including bugs) which can get behind the siding. After we wash, sometimes residual water, dirt and debris can drain from these holes as the home goes through the drying process. The rust color/ light faint colors you may see is bug feces, dirt etc. This is more common and noticeable on buildings with the heaviest buildup. This will come off with the morning dew, garden hose or rain. It is not a stain and it is not permanent.
- Client understands that house washing is unlikely to remove residue left by creeping/climbing plants
- Client understands that oxidation of vinyl siding or metal (incl. painted) trim & gutters will likely not be removed by washing - different cleaning agents and a more manual approach are required to address oxidation, and in some cases the surface(s) in question may require painting
- Client understands that dirty roofs may become streaked in places due to unavoidable overspray from cleaning eaves, gutters and chimneys (as overspray will result in a degree of cleaning of contacted surfaces)
- Rust removal is not part of a standard house cleaning although we do provide a rust stain removal service for an additional charge.
OUT OF SCOPE ITEMS - Covering any areas identified by you the Client as being surfaces that cannot have our cleaning solution on them are chargeable at $10 per instance
2. This wash will be performed using the “soft washing” method using low pressure. This wash is intended to kill/remove organic matter.

- Gutter cleaning
- Surface cleaning (ie. cleaning of any hardscape surfaces including, but not limited to, driveways, walkways, patios, porch floors, pool decking)
- Fence cleaning
- Deck cleaning

- Clean Freaks Exteriors LLC does not typically use any cleaning method for roofs other than softwashing. When the company completes a roof wash service, client understands that all roofs react to our solution differently and . Our solution is assured to completely kill any damaging growths such as algae, moss, or lichen. Client understands that the roof will show results of a cleaning but in some instances, it may take more time to completely remove the dead growths. This happens due to many factors such as age of roof, type of shingle, location, and the amount of buildup. Client understands that we do not pull or force growths off from roof material as it could cause damage. If client desires having moss heads forcibly pulled from the roof, a waiver is required acknowledging the release from all liability of Clean Freaks Exteriors, LLC for any damage and that they void the soft wash method. Client understands that this could also void their warranty with the roofing manufacturer. Client understands that roofs over time have granular loss which is normal break down. Granular loss occurs more when it is infected with organic matter which diminishes roof life more quickly. Client understands that moss and lichen eat through the roofing material faster than algae and there is potential for more significant granular loss in those areas. Client understands that after a roof cleaning, you may see these areas of granular loss more clearly than before because there is no longer organic matter hiding it. There is nothing you can do to avoid granular loss after an infection other than monitor the life of the shingle.
- Client understands that there is potential to have some light brown areas that remain after treatment on heavy patches of algae. These light brown areas are dead algae which before treatment were black streaks. If this occurs, client understands it will take some time for the remaining dead algae to come off with assistance of natural elements such as sun exposure and rain. We request clients wait 6 to 8 weeks for the brown areas to fade. If after 6 to 8 weeks, the brown areas remain, please contact us to determine next steps which could include a reapplication of solution if deemed necessary by the company to completely remove the organic matter.
- Client understands that debris removal (such as accumulated pinestraw) is not included in standard roof wash and is subject to an additional charge.
3. Surface Cleaning (Driveways, walkways, patios, decks, pool decks, walls) SURFACE CLEANING INCLUSIONS: - With the exception of pavers, our service includes cleaning of hardscape surfaces typically with a high-pressure rotary surface cleaner or wand with water only, usually involving a “pre-treatment” and “post treatment” application of a cleaning solution (typically comprised of water, detergent, surfactant and sodium hypochlorite), followed by a water-only rinse of all washed areas.
- Pavers are cleaned by soft washing only to avoid disturbing the sand substrate.
- Rust removal is not part of our standard concrete cleaning service though we are happy to provide a rust removal service
- For surface cleaning of concrete in preparation for staining/painting - Our technicians will follow recommended cleansing and surface prep guidelines for your stain and sealer. In the event your selected stain and sealer contradict one another, we will reach out to you for clarification and direction on how to proceed - in this scenario we will follow your instruction(s) over the generally accepted correct process for your stain/sealer. The selected basic process will be sent to you, the Client, for approval prior to beginning work. Once approved we will proceed with our prep work to get ready for the job. We are not responsible for removing paint, gum, tar, etc. from your surface that does not come off through standard pressure washing followed by the stain/seal prep agents unless this has been previously discussed. Additionally, we are not responsible for sealing any cracks present in the concrete and any subsequent leveling, grinding, or smoothing.
SURFACE CLEANING EXCLUSIONS: - House wash (as described above)
- Roof wash (as described above)
- Gutter cleaning
- Fence cleaning
- Deck cleaning

OUT OF SCOPE ITEMS / ACCESSORIAL CHARGES: - Our pricing assumes your hardscape surfaces have adequate drainage to run-off all of the water used in cleaning them. If we need to remove standing/pooled water in order to complete our work there will be an additional charge of $25 per location where a sludge pump needs to be deployed
- If, after cleaning, water (including dirt) has collected on hardscape surfaces due to inadequate drainage, and you the Client require it be drained, an additional fee of $25 per location will apply where a sludge pump needs to be deployed

CLIENT RESPONSIBILITIES: - Client will notify the company if there are any surfaces on or near the fencing that cannot have any form of our cleaning solution on them. If we are not notified of any such items, the company is not responsible for any undue effect on those surfaces.
- Client MUST have an exterior water spigot available or other made a prior, written arrangement with Clean Freaks to bring sufficient water to complete the contracted work.
- Client MUST ensure clear access around the entire area to be serviced. This includes moving any furniture, grills, ornaments, potted plants et cetera that impede vendor access.

- Client understands that age and previously-applied stains/coatings may generate an appearance after cleaning that is not uniform. While we make every effort to produce a consistent appearance, this is not always possible due to the type of stain, age of the wood, type of wood et cetera.
5. On the Day of Service: - If you live in a community that requires you to notify an attendant to allow us access please ensure you do so ahead of the appointment time to avoid unnecessary delays
- Please have a water spigot activated and accessible
- Please have all windows and doors shut tightly
- Please ensure you shut off all outside electrical outlets and fixtures at breaker box prior to arrival. While the company has implemented procedures and processes to cover electrical outlets, we suggest the client shut off power to all exterior outlets that are not covered with exterior covers.
- Please have screens removed for better rinsing between windows if you have heavy debris between window and screen, and to avoid damage to delicate/brittle screens. Removing window screens will allow the company to thoroughly clean windowsills.
- Please have all pets inside before and during cleaning.
- Please clear the work areas of all items (including, but not limited to, patio furniture, potted plants, storage cases, yard ornaments) and remove all sensitive materials from the areas being washed such as flags, doormats, and vehicles
- Please avoid using water during cleaning service to ensure no loss of pressure or volume.
6. Acceptance of Terms By accepting an estimate, the client agrees to all the terms and conditions in this agreement. You authorize Clean Freaks Exteriors, LLC to do the work as specified in the proposal. You release our company from property damage unless caused by our negligence or our willful misconduct. Clean Freaks Exteriors, LLC is not responsible for pre-existing damage to loose siding, paint, wood, trim, windows or any existing loose/peeling covering. 7. Description of Binding Agreement These terms and conditions serve as a binding agreement between the property owner, hereby identified as “client” and Clean Freaks Exteriors, LLC and its owners, employees, and subcontractors, hereby identified as “company,” for the execution or services in exchange for payment for residential or commercial exterior cleaning services to include pressure washing and non-pressure washing. The services that Clean Freaks Exteriors, LLC provide to you are subject to the following terms and we reserve the right to update the terms and conditions at any time without notice to you. 8. Authorizations: - Client agrees to allow company on property for the purposes of estimating and completing cleaning services requested, whether client is present or not. Client understands that the cleaning service will be completed in the timeframe given during the estimate. Due to unforeseen circumstances such as bad weather, the cleaning service may need to be moved to the next available business day. Client understands that the company will reschedule the work as quickly as possible. Company also has the permission to visit the property with little or no notice to assess service needs prior to the date of service, as well as to check completion after services have been rendered.
- Client agrees to allow company to utilize their residential water source via outdoor spigot, which will be turned on and easily accessible on the date of service. If on well water, or if in an area with low water pressure or volume, client agrees to inform the company and will avoid using any water during the cleaning service. If client’s water source is not sufficient for cleaning service, client must inform the company prior to commencement of service so an alternate water source can be arranged to accommodate required flow. There are additional fees for the company to bring water to complete the cleaning service due to the extra required equipment to transport and feed the water from our tanks. This fee is assessed based off factors such as location and required water quantity. Clean Freaks Exteriors LLC is not responsible for pre-existing damage to spigots. Client will be informed of any previously noted damage. Clean Freaks Exteriors, LLC will not be held accountable for any issues within or outside the home that is not related to the cleaning service.
9. Risks and Releases of Liability Acknowledgement Clean Freaks Exteriors, LLC technicians are well trained in the equipment used in the cleaning industry and take extreme precautions in making sure the company does not cause harm to your investment. Clean Freaks Exteriors, LLC uses safe techniques with the use of low pressure on delicate surfaces such as siding. However, damage can still occur to any delicate surface due to poor maintenance, neglect to the property and or low-grade building materials. Routine maintenance per manufacture’s recommendations on the home’s surfaces, should be implemented by homeowners to avoid any potential defects. It is the homeowner’s responsibility to ensure the correct home maintenance has been done to ensure a watertight seal. Clean Freaks Exteriors, LLC is not responsible for any water ingress into the home including, but not limited to, around or through windows, between siding panels, around/under doorways, into electrical outlets. The homeowner assumes all the risks and takes responsibility for any damage that occurs due to improper maintenance. The company will notify client of any observed pre-existing damage. However, this statement does not constitute an acceptance of responsibility for any unnoted damage. Client understands that the company uses cleaning solutions and detergents in the process. Company will rinse plant life in the vicinity of service area after application of cleaning solutions to protect plants and minimize the effects of these solutions & detergents on that plant life. Client understands that their wash could be scheduled during midday sun and there could be potential for leaf burn as water or detergents can get on and around the plant during the cleaning process. Whilst company makes every effort to avoid damage to surrounding plant life, company is not responsible for damage to plant life in the vicinity of the service area. 10. Content Release & Use Client agrees to allow Clean Freaks Exteriors, LLC to utilize any photos, videos, reviews, or descriptions of the property in the context of advertising for the company. The company will use these photos, videos, or descriptions without any compensation to the client. The media will be solely used for advertising and training purposes. Advertising/marketing uses may include, but are not limited to, printed materials, social media posting, or videos and interviews. The client agrees not to seek punitive action in a civil court or law regarding the use of the above media. We will not include sensitive information such as addresses or names. 11. Liability Clean Freaks Exteriors, LLC will be obligated under our terms and conditions for any damage that was a direct result of operator error, negligence, or willful misconduct. Damages must be discovered and reported to Clean Freaks Exteriors LLC within 3 days of completion of service. The company will be allowed 30 calendar days from the date of written receipt to inspect the premises and have the sole option in repairing or contracting repair to any damages that was result of negligence. Clean Freaks Exteriors LLC is properly insured, and a certificate of insurance is available upon request. 12. Payment Terms - Residential clients:
- Payment is due upon completion of work unless other arrangements were made between the client and company in writing.
- Credit & debit card transactions are subject to a 3% fee which is added to our invoices.
- If you live in a community that requires a contractor fee to be paid to gain entry, this fee will be added to your invoice.
- We accept cash, card (Square), check, Cash App, Paypal and Venmo payments.
- Commercial Clients
- If payment terms have been agreed, this will be documented and signed by both parties.
- We accept all forms of payment to include cash, check or credit.
- Any invoice or scheduled payment over 10 days past due will be subject to a late fee of 7%.
- If payment is not received within, 30 days of the past due, Clean Freaks Exteriors LLC reserves the right to file a civil claim to collect outstanding debt. In such an event any legal fees incurred will be added to the unpaid balance of the client. Clean Freaks Exteriors LLC also reserves the right to refuse to continue business with client who is currently past due or who has been 30+days past due more than once, regardless of any prior contractual commitments.
