Parties This RV Slot Lease Agreement (“Agreement”) is made between Sky Team, Inc. d/b/a Chicagoland Skydiving Center (“Landlord”) and the undersigned individual (“Tenant”). I Agree Premises Landlord agrees to lease to Tenant one (1) RV parking slot (“RV Slot”) located on the premises of Chicagoland Skydiving Center, solely for the purpose of parking a privately owned RV. I Agree
Term The lease term is for the entire skydiving season (April - October), beginning on the agreed start date, and may be terminated by either party with 30 days’ written notice. I Agree
Rent & Fees
- Monthly Rent - $325
- Electricity - invoiced based on metered usage
- Security Deposit - $400, refundable upon move-out if no damage or outstanding balance remains
- Invoices will be for current month's slot rent and the previous month's electricity usage
- Invoices will be sent via email on or before the 10th of each month and due by the 15th of the month
- Premium Fee - additional $200/month will be charged if Tenant does not meet the minimum jump requirement (see below)
- Rent will no longer be deducted from Burble
- Late Fees - $10/day
I Agree
Minimum Jump Requirement Tenant must complete a minimum number of skydives at Chicagoland Skydiving Center during each calendar month to maintain the standard monthly rental rate. If the minimum is not met, a $200 premium fee will be added to that month’s rent. The minimum jump requirements are as follows:
- April - 0 jumps
- May - 5 jumps
- June – September - 10 jumps per month
- October - 5 jumps
Landlord reserves the right to update or adjust these minimums with 30 days’ notice. I Agree
Subleasing Subleasing of RVs or RV slots is prohibited unless approved by CSC. RVs being used by anyone other than the registered Tenant will not be eligible for discounted rental rates. I Agree
Use of Premises
- Only registered RVs may occupy assigned slots
- Quiet hours are from 10:00pm to 7:00am
- No open flames or fire pits allowed
- Pets must be kept on a leash at all times and cleaned up after
- Tenant is responsible for keeping the RV slot clean and free of debris

Utilities & Maintenance
- Water & sewer hookup are provided where available
- Tenant is responsible for maintaining their RV in good working order
- Dumping of waste in unauthorized locations is prohibited
- Tenant is responsible for protecting their electrical connection from the elements. Boxes must be fully closed to keep connection dry. Tenant will be responsible for any damages including replacement of electrical outlets and wiring.
I Agree Community Tenant agrees to respect neighbors, the airport property, the dropzone, and the Rochelle community throughout the term of this agreement. Tenant is a temporary guest on the premises and RV slot may not be listed as a permanent address. Tenant understands they are leasing a slot located on municipal property and must obey all laws set forth by the City of Rochelle and the State of Illinois and any applicable federal law. I Agree Vehicles One vehicle per slot may be parked in front of an RV while keeping the driving lane clear for neighbors and emergency vehicles. Visitors must park in the main parking lot. Should towing be required to remove a vehicle, tenant will be financially responsible for all costs. I Agree RV Age & Condition Any RV brought into CSCity must not exceed 15 years since date of manufacture. Existing RVs under contract with landlord may stay and return, but cannot be given/sold to others. Landlord reserves the right to hold tenant accountable for exterior condition of their RV. I Agree Improvements Any and all improvements, additions, or alterations to RV slot require prior written consent of landlord with the understanding that the property will be returned its to original state at the end of lease agreement at tenant's expense regardless of intent to return in the future. No permanent changes will be permitted. I Agree Storage Winter storage fees of $110/month will apply for any RVs (or other vehicles) left at CSC between November 1st and April 15th. I Agree Liability & Insurance Tenant assumes all risk for personal property on the premises and agrees to hold Landlord harmless for any loss, theft, or damage. Tenant is responsible for carrying appropriate RV insurance and is liable for any damages caused to CSC property or other tenants. I Agree
Termination Either party may terminate this lease with 30 days’ written notice. Early termination by Tenant does not entitle Tenant to a refund of unused rent. The security deposit will be refunded within 30 days of departure, subject to inspection and payment status. Deposits will only be refunded during the CSC season. I Agree Acknowledgment Tenant has read, understands, and agrees to abide by this agreement and all posted rules and policies of Chicagoland Skydiving Center. Violation of any terms may result in removal from the premises. I Agree
