This agreement is made on this date, by and between SOUTHERN BELLE RIDING, hereinafter referred to as "Stable," and the undersigned, hereinafter referred to as "Owner." 1. FEES, TERMS, AND LOCATIONS Prices are subject to change with a minimum of 30 days' notice to boarders. Boarding fees: - Outdoor board: $500
- Indoor board: $650–$850
Additional rates: - $5/day late fee if payment is received on or after the 7th of the month
- $5/day turnout by facility (if owner cannot be present)
- Hauling: $5 base + $0.50 per mile
- $25 holding fee for vet/farrier over 15 minutes.

- 6273 W 10400 N, Highland, UT 84003 — outdoor only
- 6311 W 10400 N, Highland, UT 84003 — indoor and outdoor
This facility is an English riding/training facility with primary emphasis in standard Dressage training techniques and principles. All horses must participate in a recurring weekly training or lesson program. 2. DESCRIPTION OF HORSE(S) TO BE BOARDED Owner agrees to submit a completed Horse Information Sheet for each horse, including: - Registered name and barn name
- Age, sex, breed
- Height, markings, microchip (if applicable)
- Emergency veterinary contact
- Disclosure of known health or behavioral issues
- Proof of ownership and current negative Coggins
The terms and conditions set forth herein shall be applicable to each and every animal boarded by Owner. 3. FEED, FACILITIES, AND SERVICES This is a full-service boarding facility. Board includes feeding hay, stall cleaning, blanketing/unblanketing, and feeding of owner-provided and pre-prepared supplements or grain. Stable provides standard feed and facilities for normal and reasonable care required to maintain the health and well-being of the animals. Any special needs must be disclosed in writing. Deworming will be done quarterly at $20 per horse. Medications or medical services may be administered by the facility for an additional fee, as determined on a case-by-case basis. Owner acknowledges he/she has inspected the facilities and finds them safe and in proper order. The standard services to be provided herein and the charges therefore are subject to change at Stable’s discretion. 4. OWNER RESPONSIBILITIES AND DAMAGES Owner is responsible for cleaning areas used by their horse(s) and for any damages caused by themselves or their horse(s). All damages must be reported to the facility owner immediately. 5. TURNOUT, USAGE, AND ACCESS - Pasture use is limited to 30 minutes/day and requires owner or representative presence.
- Arenas, round pens, and sanded areas are for active use only—no turnout.
- Horses may not be left loose in any working areas.
- Horses must be tied using single twine in designated areas.
- All equipment and obstacles must be returned after use.
- Use of facility may not interfere with scheduled lessons.
- Wash stalls, crossties, hitching posts, and aisleways must be cleaned after use.
- Hay is property of the facility and may not be used or removed without permission.
- Owner must notify the Stable if the horse is removed from the property for any reason.
6. RULES FOR USERS AND GUESTS - Helmets must be worn at all times when mounted or handling horses—no exceptions.
- Only immediate family members with a signed waiver may use the facility.
- Non-boarders may only use the facility if enrolled in a lesson program.
7. CANCELLATION POLICY - Lessons canceled with less than 2 hours’ notice are billed at 100%.
- No cancellation fee for severe weather, illness, or accident.
8. LIABILITY AND INSURANCE DURING THE TIME THAT THE HORSE(S) IS/ARE IN CUSTODY OF STABLE, STABLE SHALL NOT BE LIABLE FOR ANY ILLNESS, DISEASE, ESTRAY, THEFT, DEATH OR INJURY TO THE HORSE(S), EXCEPT IN CASES OF GROSS NEGLIGENCE BY STABLE OR ITS AGENTS. THIS INCLUDES, BUT IS NOT LIMITED TO, ANY PERSONAL ILLNESS, DISEASE, INJURY OR DISABILITY THE OWNER OR OWNER'S GUEST MAY RECEIVE ON STABLE’S PREMISES. Owner agrees to hold Stable harmless for any injury to persons or animals caused by the Owner’s horse. Stable is not responsible for loss or damage to stored tack, trailers, or other property. Equine mortality/medical insurance is strongly encouraged. 9. UTAH EQUINE ACTIVITY LIABILITY ACT Under Utah Code §§ 78B-4-201 to 78B-4-203, Owner understands that equine activities carry inherent risks, including but not limited to: - The propensity of animals to behave in unpredictable ways
- Reaction to stimuli such as sounds or unfamiliar surroundings
- Collisions with other animals or objects
- Actions of other participants
Inherent risk with regard to equine or livestock activities includes those dangers or conditions which are an integral part of equine activities. These include, but are not limited to: (a) The propensity of equine animals to behave in ways that may result in injury, harm, or death to persons on or around them; (b) The unpredictability of an equine animal’s reaction to such things as sounds, sudden movement, and unfamiliar objects, persons, or other animals; (c) Certain hazards such as surface and subsurface conditions; (d) Collisions with other equine animals or objects; (e) The potential of a participant to act in a negligent manner that may contribute to injury to the participant or others, such as failing to maintain control over the animal or not acting within his or her ability. Stable is not liable for injuries arising from these inherent risks. - EMERGENCY CARE Stable will make reasonable efforts to contact Owner in the event of emergency. If unreachable, Stable may seek veterinary, farrier, or emergency care at Owner’s expense. Stable shall be held harmless for any decisions made in good faith regarding emergency care when the Owner cannot be reached. Owner must specify if the horse is not a surgical candidate.
- RIGHT OF LIEN Stable shall have, and is hereby granted, a lien under Utah law for any and all unpaid charges resulting from boarding and rendering any other services to horses at the request of the Owner. Stable may retain possession of horse(s) and all tack and equipment until all charges are paid in full. In the event the lien is not satisfied, Stable may, after 30 days written notice to Owner, sell the horse(s) and any equipment at public or private sale to recover its loss. The Owner waives all other claims arising from such sale and agrees to pay all costs of enforcement including, but not limited to, attorney fees, court costs, and collection expenses.
- TERMINATION AND MODIFICATIONS Agreement may be terminated by either party with 15 days’ written notice. All changes to this agreement must be made in writing and signed by both parties.
- DISPUTES AND LEGAL FEES Any disputes shall be governed by Utah law. In the event of legal action, the prevailing party shall be entitled to reasonable attorney fees and costs.
- ENTIRE AGREEMENT AND SEVERABILITY This contract represents the full agreement. No other verbal agreements shall be valid. If any portion is deemed unenforceable, the remainder remains in effect.
10. SUPPLEMENTAL RULES & RESPONSIBILITIES - Weekly training/lesson program is required for all horses
- Clean up after horse(s) and yourself at all times
- Report all damages immediately
- Assist with annual hay stacking (150 bales/horse)
- Pasture turnout = 30 mins max/day with owner present
- No turnout in arenas, round pens, or sanded areas
- Hay may not be taken or used without permission
- Horses must be tied only to twine in designated areas
- Helmets required when riding or handling horses
- Use of facility must not interfere with training or lessons
- Immediate family only with signed waiver, may access facility
- Non-boarders must be enrolled in lesson program to access facility
- Wash racks, aisles, and crossties must be cleaned after use
- Notice must be given before removing horse from the property
- Cancellation policy: <2 hours notice = full charge unless weather, illness, or accident
