This Agreement is made on July 16, 2025 between Base Outfitters & Range, LLC (“BOR”) and renter identified on form (“Renter”). Renter is renting a storage unit (“Locker”) from BOR for the storage of Renter’s personal property. Renter shall rent the Locker for a period by the day—month—year. (Select choice in questions below) If renting by the month or year, Renter will be automatically charged for the next equal period until BOR or Renter terminates the agreement. For members, rent shall be daily- $5, monthly-$15(large) $10(small), yearly- $150(large) $100(small). (Sales tax not included in any prices) Renter must maintain an active membership with BOR for the duration of the rental term to qualify for the reduced price. Custody and Control. Renter shall provide a lock for securing the Locker, and Renter shall be deemed to have sole custody, care, and control of the contents of the Locker. BOR shall not be deemed to be a bailee of the contents of the Locker. Renter will keep the Locker locked except when placing items in or removing items from the Locker. Renter will not make any alteration to the Locker without the express written authorization of BOR. BOR Duty of Care. BOR is providing Locker as an accommodation and shall maintain Locker and the area where it is installed with no greater care than BOR exercises for those areas in which no storage units are installed. BOR shall be liable only for any intentional acts committed by its employees or contractors in damage or loss to the contents of the Locker. Use of Locker. Renter must not store anything illegal in the Locker. Hazardous materials such as bulk powders and explosives may not be stored in the lockers. Perishable items such a food are not permitted to be stored in the locker. Access Hours. Lockers may be accessed during normal operating hours of BOR. Generally these are Tuesday through Friday from 10:00 am to 8:00 pm Central Time and Saturday from 8:00 am to 8:00 pm Central Time. Access on Sundays and Mondays will not be possible. Insurance. BOR will take reasonable steps to keep the Locker. BOR’s insurance will not cover the value of the belongings stored in the Locker. Renter should insure the contents of the locker. BOR will not be liable for loss or damage of anything stored in the Locker from any cause including theft, fire, Acts of God, or any other cause. Limitation of Liability. In the event that BOR is found liable to Renter for any damages involving the Locker, BOR’s liability will be limited to the amount of rent paid to BOR by Renter under this agreement. Non-Payment. In the event that Renter fails to pay the rent due, Renter will be assessed a $1 a day late fee until the balance is paid in full. In the event that Renter is more than 30 days past due on Rent, BOR may remove the lock and take possession of any belongings held in the Locker. BOR will make reasonable attempts to contact Renter including email and phone before taking possession of Renter’s belongings. Email records will be sufficient to show that attempts to contact Renter were made. Termination. Renter may terminate the lease by providing notice to BOR in writing before the end of the term and returning the Locker to BOR in a clean condition by removing the Lock. Notice should be provided at least 7 days before the end of the term to prevent the term from renewing.
