Twisted Coastal RV Rental Agreement

The following Rental Agreement must be read and completed. This document shouldn’t be printed, as it will be available for review as needed – please sign and return if you agree to the terms.


  1. PAYMENT POLICY: A reservation deposit of $400 is required to make your reservation during a non-holiday week unless other payment arrangements have been made in advance. Rentals during holiday and event weeks require full payment at the time of reservation. Payments may be made by PayPal, MasterCard, Visa or Debit Card. Deposits made by cash, Personal Check, Money Order, Traveler's Checks, Certified Check and Cashier's Check must be received within 14 days of booking. No personal checks will be accepted at Check-In. A 10% Texas Rental Tax will be added to rentals as required under the Texas Sales Tax Laws. 
  2. CANCELLATION POLICY: The $400 reservation deposit is forfeited for any cancellation, with no refunds, NO EXCEPTIONS. Additionally, no refunds will be given for cancellations of reservations during holidays or events, for early check-outs or no-shows. No Refunds will be given for cancellation or interruption that occurs due to inclement weather. However, you may reschedule. Please see our full cancellation policy on every page of our website, Cancellations & Rebooking (twistedcoastalrv.com).
  3. CHECK-IN: CHECK IN IS BETWEEN 2PM-6PM for any customer staying in an RV park! (dependent upon arrival/delivery time) CHECK IN IS BETWEEN 11AM-8PM for any customer staying on the beach! (dependent upon arrival/delivery time) Delivery times are based on bookings and are done the day prior.  We cannot guarantee that your preferred time will be available. We carefully schedule our pickup and deliveries to maximize time and appreciate our customers being flexible. We are also bound by the RV parks in/out time restrictions that we must abide by.  We will communicate the day of delivery and let you know in advance when it is headed your way and when it is delivered. Earlier delivery/check-in times may be accommodated as a courtesy only and the 2-hour delivery window will still apply. All deliveries are scheduled the day before, please do not call the office asking when it will arrive or ask for an exact time as this only inundates our phones unnecessarily. If you need a unit walk through/orientation, please plan to arrive to the area early so you can coordinate with the driver when he lets you know you are next for delivery. 
  4. DELIVERY: Delivery costs will vary based on location.  
  5. CHECK-OUT: CHECK OUT IS 9AM for any customer staying in an RV park! CHECK OUT IS 2PM for any customer staying on the beach!  LATE CHECK OUT: WITHOUT PRIOR ARRANGEMENTS, Late checkouts will incur a $50 late fee for the first hour and $10 per hour after.  Delivery Drivers will need adequate time to break down units (drains, hoses, cords, slides, countertop items, jacks, hook up & get out). This is not a 5-minute process, and our drivers may have multiple units to move in a short amount of time, so please be ready at time of check-out. While we do a complete walk-through of the Rental upon return, we have a 10-day "post rental" detailed inspection that is completed to ensure there are no issues with the Rental following your reservation period. After we have completely checked in the Rental, we will refund (within 14 business days) your FULL security deposit (less any adjustments for damages, if applicable). Late returns are accommodated as a courtesy only. Our goal is to make sure the next renter has a properly prepared and cleaned Rental. Lost rental income due to late returns will be the renter’s responsibility.
  6. No Duty to Warn of Open & Obvious Conditions: STAIRS, ELEVATED ENTRIES, AND WEATHER EXPOSURE ARE OPEN AND OBVIOUS CONDITIONS associated with RV use. Guest agrees Twisted Coastal RV has no duty to warn of open and obvious conditions and that Guest will supervise minors and visitors accordingly.
  7. INCIDENT REPORTING: Guest must notify Twisted Coastal RV immediately of any injury, fall, or hazardous condition and must preserve the scene where safe to do so. Twisted Coastal RV may document the area with photos/video and request a brief written account. Failure to promptly report may prejudice investigation and is agreed to be evidence of lack of defect unless clearly shown otherwise.
  8. ORIENTATION:Upon request, we will orientate you to the unit, show you how to use it, and provide a "How to" for anything you have questions about. During your rental we expect you will make efforts to visit our website and other educational efforts prior to calling us at 2am to adjust the thermostat or ask us to make a 2 hour round trip to show you how to turn on the oven.  While we love to teach - please make the effort in order to prevent costly lessons. If you have problems beyond the normal scope or google wasn't able to help, we will come back out. 
  9. Convenience items: Convenience and luxury items are not guaranteed to operate for the full duration of the rental. These include, but are not limited to: massaging/heated chairs, washers/dryers, secondary A/C units, furnaces, awnings, radio, microwave, stove, oven, televisions, and similar items. If a convenience item fails, Twisted Coastal RV may attempt to repair, replace, or supplement the item if available; however, repair or replacement is not guaranteed, and no compensation will be provided. Replacement units, if requested, are not guaranteed and will be at the renter’s expense. One (1) working A/C is the minimum standard during warm months. Additional A/C units are considered luxury items. Renters acknowledge RV A/C systems do not perform like residential units, and misuse or excessive use may result in damage charges. Furnaces consume significant propane. Propane will not be replenished after delivery. Furnace operation is not guaranteed, and a space heater is considered an acceptable remedy if furnace issues occur.
  10. RV Contents & Security: All items provided with the RV, including standard inventory, convenience items, and any optional add-ons requested, must remain with the unit and be returned in the same condition. When the RV is left unattended, renter must keep all entry doors and exterior storage compartments locked. Roof vents (including bathroom and hallway vents) must be closed to prevent rain intrusion. Awnings should not be extended during high winds or left open while unattended. Any missing, damaged, or unreturned items may result in deductions from the security deposit, up to the full amount, at the owner’s discretion.
  11. HEALTH, MOBILITY & ACCESSIBILITY DISCLOSURES: Guest must disclose in writing prior to delivery any conditions affecting mobility, balance, or fall risk (e.g., recent surgery, use of mobility aids). RVs may not be suitable accommodations for certain mobility limitations due to steps, narrow passages, and elevated entries. Twisted Coastal RV may decline or modify a booking if, in its reasonable judgment, the accommodation poses heightened risk. Failure to disclose relevant conditions is a material breach and waives any claim that increased risk was unknown.
  12. SERVICE CALLS: The service call is $120 per hour after the initial handoff and orientation. This fee only applies to items that would be considered "not owner responsibility" nor "agent responsibility."  These items fall under renter responsibility and would apply to any item you would standardly need to call a technician out for if you were RV'ing out on the open road.  While we are here for our customers, we are a business and have to cover cost of operations.  If the issue is user error or user damage, the cost will be reflected accordingly. 
  13. CLEANING: Each unit will be inspected, sanitized and cleaned after your departure. We ask that the unit be returned in the same general condition that you received it. If a significant cleaning is required, appropriate charges will be deducted from your deposit at the rate of $50 per hour. If being self-hauled, please be sure to empty the holding tanks before the unit is brought back. If Renter would rather not empty, Twisted Coastal RV will empty for the Renter at an additional $35 charge. If you fail to mention the need to clean tanks, there will be a $75 tank fee.
  14. CAMPGROUND RESERVATIONS: We are not responsible for campground reservations. All campground reservations must be made separately in advance by the renter prior to delivery. If there are early or late fees due to renter request or delays, they will be at the renter request. If Twisted Coastal RV is late due to a heavy workload and you were out on time, the expense is on us.
  15. BEACH RENTALS: Boondocking has additional risks and responsibilities.  An additional security deposit may be held at the discretion of Twisted Coastal RV if risk factors present as increased.  Failure to adhere to the policies is complete forfeit of the deposit.  All issues or questions warrant an immediate phone call, do not hesitate - for this is where additional problems arise. Open windows/doors cause more silent damage than anything else. Units are prepped and delivered ready for boondocking. No additional supplies will be delivered to the beach for free. Please plan to preserve water and understand you are on limited resources. If you run out or need services, we will come out and provide anything needed for the following fees: Additional "convenient" services to increase comfort:  $150 Fresh water tank refill ($50 additional for less than 12 hours' notice) | $75 Grey/Black holding tank dump (on location) | $150 Extended stay relocation | $100 Grocery store pickup/Delivery (outside of original RV delivery) | $100 per day gas tank refills plus costs of fuel. Any of the above services may be discounted when combined at the discretion of Twisted Coastal RV. **we are not based on the island and often endure extended ferry wait lines both ways, these prices will reflect that time**
  16. AGE REQUIREMENTS: The minimum age to rent an RV from Twisted Coastal RV is 25 years of age.  The person renting the unit should be with the unit throughout the rental period.  Renting one of the RVs for others or leaving children unattended in the unit is not allowed.
  17. Insurance: Stationary insurance is required for all delivered units. Basic insurance is required for all hauled units. You may upgrade this insurance coverage; however, the minimum is not negotiable. For extended stays or winter Texans, to avoid this costs long term please plan to get a rental policy through roamly insurance, request payee information for the rented unit.  This policy must be provided to avoid the daily insurance costs.  
  18. AWNING: DUE TO WIND AND WEATHER, AWNINGS MAY BE DISABLED OR, IF ENABLED, ARE USED AT THE GUEST’S SOLE RISK.GUEST IS RESPONSIBLE for any awning damage or injuries related to awning operation or conditions (including wind gusts). Twisted Coastal RV may disable or require retraction at any time. AWNINGS DO NOT PREVENT WEATHER-RELATED HAZARDS AND ARE NOT A SAFETY DEVICE.
  19. SMOKING: There is Strict No Smoking Policy in any of the units.  If the RV is returned with any kind of smoking odor, it will result in the forfeiture of the security deposit plus any additional charges incurred in cleaning and/or repair.
  20. FISH:  We are extremely excited for you if you catch keepable fish. However, there is never ever to be fish cleaning and keeping in the RV’s. Please utilize coolers for these purposes.  Cleaning out frozen fish juice from the freezer is extremely time consuming.  Fish oil and guts stink go into the septic tanks as well if you clean fish inside the RV - this is not pleasant and requires a lot of chemicals and time to clean out. There will be an additional $150 charge if any smell or evidence of fish cleaning or keeping occurs inside the unit.
  21. PETS:Our pet fee is based on pet type/weight and covers the full rental period. Well-behaved dogs are welcome; however, pets are not allowed on furniture and linens or towels may not be used for pet bedding. Any pet-related damage, including scratches, upholstery damage, or stained linens, will be the renter’s responsibility and may be deducted from the security deposit.   22. HOLD HARMLESS: TO THE FULLEST EXTENT PERMITTED BY TEXAS LAW, GUEST (FOR THEMSELVES AND THEIR HEIRS, ASSIGNS, AND ANYONE CLAIMING THROUGH THEM) VOLUNTARILY ASSUMES ALL RISKS OF INJURY OR DAMAGE ARISING OUT OF OR RELATED TO THE RENTAL, DELIVERY, SETUP, OCCUPANCY, AND USE OF THE RV, ITS STAIRS, HANDRAIL, AWNING, EQUIPMENT, AND SURROUNDINGS (INCLUDING SLIPS/TRIPS/FALLS, WEATHER, SURFACE CONDITIONS, AND OPEN & OBVIOUS CONDITIONS). GUEST HEREBY RELEASES, WAIVES, AND AGREES NOT TO SUE TWISTED COASTAL RV, ITS OWNERS, EMPLOYEES, AND CONTRACTORS FOR ANY AND ALL CLAIMS FOR BODILY INJURY, DEATH, OR PROPERTY DAMAGE CAUSED IN WHOLE OR IN PART BY THE NEGLIGENCE OF TWISTED COASTAL RV, EXCEPT TO THE EXTENT PROHIBITED BY LAW. GUEST SHALL INDEMNIFY, DEFEND, AND HOLD HARMLESS Twisted Coastal RV from third-party claims arising out of Guest’s acts/omissions or breach of this Agreement. This clause is CONSPICUOUS and intended to satisfy Texas’s Express Negligence Doctrine and Conspicuousness requirements.
  23. SECURITY DEPOSIT:The security deposit (whether held as funds or authorized on a credit card) is used to cover damages, missing items, excessive cleaning, late returns, or violations of this rental agreement. Twisted Coastal RV performs an inspection after each rental, and the renter is fully responsible for any damage, theft, or loss caused during the rental period. If charges are incurred, Twisted Coastal RV is authorized to apply the deposit and/or charge the card on file for any costs, including amounts that exceed the deposit. Twisted Coastal RV is not responsible for personal items left behind. Lost and found items will be held for 30 days; return shipping will be charged to the renter along with a $10 handling fee. Photos are taken before and after each rental for documentation and protection of both parties. False accusations made to avoid responsibility for damages may result in being declined for future rentals.
  24. POTTY PAPER POLICY: We recommend all tissue and paper products go into the trash. Please place all tissue products into a trash can. If you choose to put toilet paper into the septic tank against TCRV recommendations to avoid your spouse seeing your poo paper, you are assuming the risk and responsibility of septic backup, clogs, and drainage problems (your spouse will now see way more poo). The service fee to come to your site and remedy this issue is $120 per hour. If it comes back to the shop and is filled to the top in expanded paper, the same service fee applies. We do not wish for the poo paper to be a vacation fun spoiler so please trash it and don't flush it - but we leave this decision in your clean hands!
  25. GENERATORS: Generators are not included with any RV rental and must be rented separately. Generators must be kept elevated on the provided table and should never be placed directly on sand. Renters are responsible for protecting the generator from sand and sea spray. Generators will require refueling during use, and renters are responsible for refueling using the fuel can provided. Twisted Coastal RV does not provide routine refueling service; if requested, service calls are billed at $120 per hour. If you are unsure how to operate or maintain the generator, please contact us before attempting anything.   26. STATIONARY RENTALS: Stationary rentals should NOT be hauling or moving delivered trailers at any time unless you have the appropriate rental agreement and insurance in place.  If you have a stationary rental and setup, please inform us of any need to move or adjust your unit. 
  27. WAIVER: Our failure to enforce any of our rights under this Agreement or at law shall not be deemed a waiver or a continuing waiver of any rights or remedies against another party, unless such waiver is in writing and signed by the party to be charged. 

ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Twisted Coastal RV, from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Twisted Coastal RV free and harmless of any claim or suit arising therein. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. If a guest violates any conditions of this agreement, Twisted Coastal RV may terminate this agreement and enter premises. Upon notice of termination of this agreement, Renter shall vacate the premises immediately. In the event Twisted Coastal RV has to resort to legal process to enforce rights under this Agreement, Renter shall be responsible for reasonable Attorney fees and costs. Renter agrees this contract is entered into in San Patricio County, Texas, and consents to the personal jurisdiction of any proper court located therein.

Definitions:

  • “Agreement” means all terms and conditions found in this form, any addenda and any additional materials we provide at the time of reservation/rental.
  • “You” or “your” means the person identified as the renter on this form, any persons signing this Agreement, and any person or organization to whom charges are billed by us at its or the renter’s direction. All persons referred to as “you” or “your” are jointly and severally bound by this Agreement.
  • “We”, “our” or “us” means The Twisted Fisher LLC, doing business as Twisted Coastal RV.
  • “Trailer” means the non-motorized camping trailer identified in this Agreement.  
  • “Motor Home” means motorized vehicle equipped like a trailer for camping.  
  • “Loss of use” means the loss of our right to use the Tent, Trailer or Motor Home for any reason because of damage to it or loss of it during this rental.  Loss of use is calculated by multiplying the number of days from the date of damage to the unit until it is repaired or replaced times the daily rental rate. 
Parent(s) or Court-Appointed Legal Guardian(s) must sign for any participating minor (those under 18 years of age) and agree that they and the minor are subject to all the terms of this document, as set forth above.
