 1.  This agreement is made between Rushton Stables, herein after referred to as LESSOR and the LESSEE. The Lessor understands and agrees to the following terms of this Lease Agreement.

2.   Included in the lease fee are 8 lessons on the leased horse, with a Rushton Stables instructor, per month. No lessons are carried over into the next month.

3.      There will be an annual lease fee of $1000 payable to Rushton Stables due when the lease begins.

4.      All leases shall end December 31 of the current calendar year unless discussed otherwise..

5.      The horse shall be used for the purpose of riding lessons for the Lessee or their child at Rushton Stables under the supervision of an instructor employed by Rushton Stables

6.      The Horse shall be kept at Rushton Stables 18255 Idaleona Rd Perris, Ca. 92570 at the Lessee’s expense. The Lessee will be responsible for all vetwork, farrier and board and training costs throughout the lease. It is agreed that the board and training due monthly will be $1500.00 paid to Rushton Stables by the 5th of each month. The shoeing will be billed to the lessee as it is done, approximately every 8 weeks and will be billed as due. The same will be done for routine and customary veterinary care such as vaccinations and dental work. In the event that extensive or unusual vetwork is needed, the lessee will be contacted for further conversation if time permits. Should any vetwork become necessary that will cost more than $700.00, the lessee will be given the option to end the lease or pay the amount of the needed vetwork.

7.      Lessee agrees to hold Lessor harmless from any act of negligence (short of cruelty, neglect, or abuse)of lessee or any of his/her/their agents. In addition, it is understood that the lessee has signed a release of liability that is on file and the lessor will not be held responsible for any liability where the horse is concerned.

8.      It is understood that the horse being leased will be in full training with training geared toward success with the lessee. The Lessee will be the only rider for the horse other than employees of Rushton Stables for training purposes unless agreed upon.

9.      The horse may go to shows with Rushton Stables for the purpose of the Lessee showing or preparing to show it. All show fees will be due to Rushton Stables for any shows.

10. Should the lessee not go to the Grand National in October the horse can come out of training and be boarded for a cost of $950.00 for the month of October. 

11. The lessee, once deemed capable, may come 1 day a week, which they must schedule with their instructor, and either get their horse out and groom it or, if safely able may tack their horse up and ride for a maximum of 30 minutes with an instructor present. This is a chance for a rider to relax and enjoy the horse without direct instruction but they must listen to and obey any direct instructions from any instructors present which deem an activity or process dangerous or not in the best interest of the horse. It is agreed that this will NEVER be done without scheduling with their instructor AND without one of the instructors present, for the safety of both the horses and the riders.

12. It is understood that all riders wishing to show on a leased horse must have that lease signed a minimum of 60 days prior to first show. 

13. It is understood that we have a minimum number of horses available to lease and leases are done on a first come first served basis. No horses will be 'held' for a rider to lease without a signed lease agreement.
