FISHING RULES AND REGULATIONS

1. Eligibility: 

  • Fishing is permitted, but all participants must review and sign the Release and Waiver Form (the “Waiver”) to get a pass to fish. We offer annual passes for $30. Payment can be accepted via Venmo @BishopRanchSR 
  • Once you sign the Waiver and purchase your annual pass, security will provide a lanyard, which must be visibly displayed while fishing.

2. Authorized Locations, Parking, and Access:

  • Fishing is only allowed in Annabel Lake, which is the large west lake (the “Lake’). See the map below for authorized areas.
  • Parking is available in the visitor parking lot. Motorized bikes or scooters are NOT allowed around the Lake.

3. Fishing Hours:

  • From sunrise to sunset (7 days per week).
  • Owner has the right to designate NO FISHING days at any time in Owner’s sole discretion.
  • Hours are subject to change at the Owner’s discretion and seasonally.

4. Catch Rules:

  • Fishing is strictly catch-and-release to maintain the ecological balance of the Lake.
  • Only rods, reels, and cane poles may be used.
  • No live bait, only lures.
  • No back casting.
  • No wading or swimming.
  • Barbless hooks only.

5. Environmental Protection:

  • Absolutely no loitering. Dispose of trash, fishing lines, and bait containers in designated bins.
  • Do not introduce foreign species, bait, or chemicals into the Lake.

6. Wildlife Respect:

  • Do not feed, harass, or disturb birds, turtles, or other wildlife around the Lake.
  • Avoid trampling, landscaping, or plants throughout the Lake.

7. Safety First:

  • Swimming is NOT allowed in the Lake.
  • Participants must exercise caution around the perimeter of the Lake.
  • For non-life-threatening emergencies, please call security at (925) 328-1971. For life-threatening emergencies, call 911.

8. Quiet and Respectful Behavior:

  • Keep noise levels low to avoid disturbing office workers and other anglers.
  • Any unsportsmanlike or undesirable behavior will result in a 1-year ban from fishing at the Lake.

9. Rules and Regulations:

  • Owner reserves the right to add to, change, or delete any of the rules and regulations of BR Lakeside Fishing as necessary. The Owner reserves the right to change fees and hours of operation at its discretion.
  • Participants have agreed that any infringement of the above rules or regulations, which the Owner may from time to time establish, will serve as grounds for revoking access to the BR Lakeside Fishing at the Owner’s option, and will cause forfeiture of any pre-paid fees. 


I HAVE READ AND UNDERSTOOD THE ABOVE RULES AND REGULATIONS REGARDING ACCESS TO AND PARTICIPATION AT BR LAKESIDE FISHING.


RELEASE AND WAIVER FORM FISHING AT ANNABEL LAKE

Sunset Development Company, a California corporation, grants the undersigned, referred to as Participant, a non-exclusive, non-transferable use of the designated fishing areas around Annabel Lake (the “Lake”) for the sole purpose of fishing at the Lake in accordance with the BR Lakeside Fishing Rules and Regulations attached to this Release and Waiver.

Participant certifies that they will fish at the Lake in accordance with the BR Lakeside Fishing Rules and Regulations and any other safety rules and regulations adopted from Owner from time to time, and further certifies that they have read and understand the BR Lakeside Rules and Regulations.

Participant shall defend, indemnify and hold harmless 2600 CR, LLC, a Delaware limited liability company (“Owner”) and Sunset Development Company, a California corporation, and their respective officers, employees, vendors, contractors, invitees or licensees (collectively, “Owner Parties”) from and against any damage, loss, theft or destruction of the Lake and surrounding areas and against all accidents and losses, liability and property or personal damages, injuries, claims, demands, action, causes, litigation or lawsuits, cost and expense of every kind and nature whether or not covered by insurance, including legal fees and disbursement, arising out of and/or in connection with Participant’s use of the Lake and/or participation in the fishing activities at the Lake. Participant assumes all responsibility and risk associated with Participant’s use of the Lake and/or participation in the fishing activities at the Lake. Participant acknowledges that Owner has made no representations of any type or nature to Participant with respect to the Lake or fishing at the Lake. Participant agrees to forever discharge Owner and Owner Parties from any and all responsibility or liability for any and all injuries or damages by reason or arising out of or based on Participant’s use of the Lake and/or participation in the fishing activities at the Lake. In no event shall Owner or any Owner Party be liable for any loss or damage arising out of and/or in connection with Participant’s use of the Lake and/or participation in the fishing activities at the Lake.

The undersigned parent(s) or legal guardian(s) of the Participant, hereby give permission for Participant to participate in the unsupervised fishing activities at the Lake in accordance with the BR Lakeside Fishing Rules and Regulations. I hereby release Owner and Owner Parties from and against any damage, loss, theft or destruction of the Lake and surrounding areas and against all accidents and losses, liability and property or personal damages, injuries, claims, demands, action, causes, litigation or lawsuits, cost and expense of every kind and nature whether or not covered by insurance, including legal fees and disbursement, arising out of and/or in connection with Participant’s use of the Lake and/or participation in the fishing activities at the Lake. I understand that Participant will be voluntarily participating in unsupervised fishing activities at the Lake, which may expose Participant to some level of risk or injury and the undersigned represents that I/we are aware of the nature of these activities and agree to accept any and all risks associated with the participation of Participant in such fishing activities at the Lake. The undersigned agrees to forever discharge Owner and Owner Parties from any and all responsibility or liability for any and all injuries or damages by reason or, arising out of, or based on Participant’s use of the Lake and/or participation in the fishing activities at the Lake. The undersigned acknowledges and understands to the contents of this Release and Waiver Form and hereby agrees to accept the terms and conditions contained in this Release and Waiver Form. The undersigned certifies to Owner that they have read and understand the BR Lakeside Rules and Regulations. If the undersigned elects to participate in the fishing activities at the Lake, the undersigned acknowledges that the undersigned must sign a separate Release and Waiver Form as a participant.
