Participant Release of Liability, Waiver of Claims, Assumption of Risks and Indemnity Agreement

I, the undersigned and or minor, for and in consideration for the right to enter and/or participate in any or all activities on the real property owned and/or operated by Bizcorp Consulting Inc., and AACS Marvels LLC dba Cedar Cove Ranch and CCR A4 Investments LLC ("CCR Weddings") - collectively referred as CCR in the document. The physical rachch is located in Henderson County, Texas, (the “Property”) and/or the use of any leased property or equipment provided or made available to me by CCR, hereby make the following agreement as it relates to CCR, its affiliated entities, and each such entities’ officers and directors, representatives, contract guides, and employees, and each such individual’s and entity’s heirs, agents, employees, executors and assigns(hereinafter referred to as the “Released Parties”) and does hereby covenant and agree as follows:

1.Inherent Risks, Release of Rights, Hold Harmless: I, THE UNDERSIGNED AND OR MINOR, EXPRESSLY AND UNCONDITIONALLY AGREE TO PROTECT, INDEMNIFY, RELEASE, ACQUIT, DISCHARGE, AND HOLD HARMLESS, THE RELEASED PARTIES, AGAINST ANY AND ALL CLAIMS, DEMANDS, CAUSES OF ACTION, AND DAMAGES, INCLUDING ATTORNEYS' FEES, RESULTING OR ARISING FROM ANY ACTS, OMISSIONS, ACCIDENTS, INCIDENTS, OR OCCURRENCES, ARISING OUT OF, INCIDENTAL TO, OR IN ANY WAY RESULTING FROM THE USE OF THE LAND, THE USE OF ANIMALS ON THE LAND AND ANY AND ALL IMPROVEMENTS THEREON, AND THE USE OF EQUIPMENT, VEHICLES, GUNS OR ANYTHING ELSE PROVIDED BY CCR, WHETHER OR NOT CAUSED BY THE NEGLIGENCE OR GROSS NEGLIGENCE OF THE RELEASED PARTIES FOR PERSONAL INJURIES AND/OR PROPERTY DAMAGES SUSTAINED BY ME OR BY ANY MEMBER OF MY PARTY, MY GUESTS, INVITEES OR ANY OTHER PERSON ENTERING THE PROPERTY, BY, THROUGH, OR UNDER MY AUTHORITY. SUCH PROTECTION, INDEMNITY, HOLD HARMLESS, DISCHARGE AND RELEASE SHALL INCLUDE ANY CLAIM, DEMAND, OR CAUSE OF ACTION AND DAMAGE THAT MAY ARISE FROM ANY ACT OR OMISSION OF THE RELEASED PARTIES, OR THEIR ANIMALS AND LIVESTOCK, INCLUDING HORSES AND DOGS. This indemnity, hold harmless, discharge and release for any accident, injury, claim or damage whatsoever in favor of the Released Parties, shall also indemnify it/them, against all costs, losses, attorneys' fees, legal fees, expenses and liabilities incurred as a result of any such claim(s) or proceeding(s) . I acknowledge, assume and understand the risks and dangers of hunting, the use of firearms, and of getting in and out of hunting stands, hunting blinds and motor vehicles. I also understand that my presence and activities on the Property can expose both me and my personal property to dangerous conditions, risks, and hazards. I UNDERSTAND THAT THE FOREGOING INDEMNITY SHALL REQUIRE ME TO PAY FOR ANY DAMAGES, LOSSES AND RELATED COSTS ARISING FROM OR CAUSED BY ANY ACTION, INACTION OR FAILURE TO ACT ON THE PART OF MYSELF OR ANY MEMBER OF MY PARTY, INCLUDING, BUT NOT LIMITED TO, ANY HARM, DAMAGE, INJURY AND/OR DEATH TO ANY OTHER PERSON, ANIMAL AND/OR THE PROPERTY OR ANY EQUIPMENT THAT OCCURS WHILE I OR MY PARTY ARE ON THE PROPERTY.

I acknowledge my responsibility to inform CCR of any specific food related allergies. I specifically acknowledge that, in the event I choose to consume alcohol during my trip, I will bear complete responsibility for myself and for any damages I may cause to CCR, its property, or to other guests.

2. Personal Skill & Insurance: I certify on behalf of myself, and any minors/adults for which I am responsible, that I/we have sufficient skill and fitness to participate in the activities offered by CCR. I further certify that I/we have no medical, mental or physical conditions which could interfere with my/our safety or ability to participate in these activities, or else I/we are willing to assume and bear the cost of all risks that may be created, directly or indirectly, by any such condition. I/we further certify that I/we have adequate insurance to cover any injury, damage, emergency transportation, or search and rescue costs I/we may cause or suffer while participating.

3. Medical Issues: By signing this document I/we are waiving any right to object to or bring any type of action or claim against CCR for its administration of emergency first aid or CPR or for securing emergency transport or medical care and/or for the disclosure of personal medical information it may have about me/us to any health related person who becomes involved in my/our care or removal from CCR activities or the field.

4. Photographic Assignment: I hereby grant CCR permission to photograph me and or minor. I further give my irrevocable consent to CCR and their direct or indirect lincensees and assignees to publish, republish or otherwise transmit the images of myself in any medium for all purposes. I understand that the images may be altered or modified in any manner. I hereby waive any right that I may have to inspect and approve a finished product or the copy that may be used in connection with an image that CCR has taken of me, or the use to which it may be applied. I further release CCR and their direct or indirect licensees and assignees, from any claims for remuneration associated with any form of damage, foreseen or unforeseen, associated with the use of the images.

5. Release as Contract and Personal Capacity: On behalf of myself, and minors/adults for which I am responsible, I expressly agree and acknowledge that the terms and conditions of this Release of Liability, Waiver of Claims, Assumption of Risks, and Indemnity Agreement are contractual in nature and that I/we are signing it of my/our own free will. I/we expressly acknowledge that I/we are not under the influence of drugs or alcohol at the time of my/our signing of this document and that there are no other impediments or reasons why I/we would lack the capacity to enter into this contract with CCR.

6. General Hunting Guidelines:

CCR does not guarantee the harvest; however, we will guarantee a shot opportunity on whitetail trophy bucks and exotics (of the targeted animal). We do not provide a guaranteed shot opportunity for management and meat hunts or hog hunts. We will do everything we can to provide the best possible harvest opportunities.

Use of CCR Guns or Guides Guns with Suppressors

All standard policies apply when using CCR Guns or guide guns with suppressors. Clients can never use CCR or guide guns without a guide accompanying them. The use of these firearms does not change any guarantees, responsibilities, or potential charges outlined in this policy.

Pricing and Charges

  • Ensure that you check the pricing of the specific animal before you take the shot.
  • Once blood is drawn or if the animal is hit, it is considered a harvest, and you are responsible for the cost of the animal.
  • We always do our best to locate any wounded animal. However, there are no guarantees about locating wounded game.
  • Any animal shot by guests will be charged full price, regardless of recovery.

Illegal Harvests and Fines

  • Harvesting any animal without consent of CCR staff, or illegal harvest, will result in a fine of $3,500 per animal + trophy fee, as applicable.
  • You are acting on your own accord and cannot hold CCR accountable for your actions.
  • If you harvest any game animal illegally, the proper authorities will be called—there are no exceptions.

By participating in a hunt with CCR, you agree to abide by these policies and understand the associated responsibilities and potential charge


CCR reserves the right to charge additional fees for any valid reason, including but not limited to multiple harvests, the harvest of an animal not included in the purchased package, illegal or unauthorized harvests, misuse/damage of firearms and/or equipment, additional hunt sessions purchased during the stay, firearm rental, purchased ammunition, hunting outside of permitted time slots, and any fees deemed necessary and appropriate by a game warden, etc. All fee amounts listed are subject to change at the discretion of CCR. Any injury or death of an animal due to negligence will be charged as a full trophy fee. This applies to the primary guest and all party members. All harvest fees and other remaining balances must be paid in full before departure with a check, cash, and/or credit card to the manager on-site. CCR will charge the card on file for any pending fees.

I specifically acknowledge that decisions made by guides/staff and participants are often made in wilderness/remote/dangerous settings and are made based on imprecise, momentary, and subjective perceptions so that decisions are subject to errors in judgment that cannot and should not be associated with the fault of the staff at a later point in time.

I acknowledge that I have read this document (all pages) and agree to follow the rules and regulations set by Cedar Cove Ranch and Resort and Texas Parks and Wildlife.

Hog Hunting:

CCR shall recommend hunting additional land not located at CCR to increase your chances of a successful hunt. In such cases, all CCR rules will still apply. Typically hog hunting is conducted as thermal hunt, late in the evening through night. This is conducted as static thermal hunt, or Spot & Stalk. Keep in mind, spot and stalk thermal hunts require you to walk from 3-5 miles at night and are conducted fully guided. Game Care (cooler ready) is $40 per hog. Guests are required to bring their own coolers to the off-site hunting property if interested in keeping the meat. If you would like to preserve the hog or the meat, be sure to let CCR staff know in advance. Unless mentioned about the preservation, CCR staff has the authorization to dispose/donate the meat. 

Deer Hunting, Exotics, Other:

All whitetail deer and exotic hunts are conducted in multiple sessions (based on what your package entails); begin in the early a.m. and/or begins early in the afternoon. Deer hunting is seasonal. Exotic hunting is year-round. Season dates can be found at (https://tpwd.texas.gov/regulations/outdoorannual/regs/counties/henderson). We may use safari-style hunts or elevated/ground blinds over the feeders, food plots, game trails, and water sources. Game Care (cooler ready) is $100 per deer/exotics + 15% RST. Guests are required to bring their coolers and ice. Caping is not included and is an additional $100 per deer/exotics + 15% RST. CCR does not provide taxidermy or meat processing services. However, we will transport your animal to a CCR approved vendor upon request. You will directly pay the vendor for such services, and a pricing sheet will be provided to you by CCR.


By signing this document, I acknowledge for myself, and any of the children for which I am responsible, that if anyone is hurt or property is damaged during my participation in this activity, I/we may be found by a court of law to have waived my/our right to maintain a lawsuit against CCR on the basis of any claim from which I/we have released them herein. I/WE HAVE HAD SUFFICIENT OPPORTUNITY TO READ THIS ENTIRE DOCUMENT. I/WE HAVE READ AND UNDERSTOOD IT, AND I/WE AGREE TO BE BOUND BY ITS TERMS.

I HEREBY ASSUME ALL OF THE RISKS OF PARTICIPATING IN ANY/ALL ACTIVITIES on Cedar Cove Ranch property, including by way of example and not limitation, any risks that may arise from negligence or carelessness on the part of myself or anyone participating in my group. I understand that in signing this agreement I am fully responsible for the safety, behavior, and damages that occur on the property caused by me or anyone in my party.

I/we represent that I/we have complete and absolute authority to bind, contract for and legally act on behalf of the minor child listed below; I/we believe and represent that I/we have the legal authority to make the waivers and releases contained herein. I/we understand and acknowledge that CCR relies to its detriment on this representation. In consideration of my child or ward (“Minor”) being permitted by CCR to participate in its programs or activities, I further agree to indemnify (in other words, I agree to pay for...) and hold harmless CCR from any/all claims which are brought by, or on behalf of Minor, and which are in any way connected with Minor’s use or participation.
